Negotiations

Negotiations are almost always required when buying or selling real estate. This is the time when you will appreciate having an experienced and knowledgeable agent – this is the step in the process where creativity can pay dividends. So, it is important to have an experienced agent who knows and understands the art of negotiation – among professional negotiators this person is known to have tacit knowledge.

 

I understand the importance of knowing my customers requirements and working together to structure an offer to sell or purchase which will satisfy both parties concerns. As a professional negotiator I come to real estate with extensive knowledge of the negotiation process and hundreds of multi-million dollar contract successes to draw upon – to facilitate on your behalf.

Having access to as much information as available about a property – whether listing it for sale or when requested by interested buyers – is essential in real estate sales. This information when combined with my understanding of the sellers – or buyers – desires and requirements define the value proposition – and if there is a match – possibly a sale. With over 25 years of success in sales, and a instructor certification in Professional Selling Skills™, I understand the importance of understanding my customers’ requirements to accomplish their objectives when listing their home – and from experience have come to understand that while price is #1 – often times there are other factors of importance for sellers.

 

This same approach is important when working with you – if you are interested in purchasing a home. I will take the time to understand what is important to you – before proceeding. Then going forward, we will refine your requirements as necessary during the process of identifying your new home. Location, price, design, schools, etc.

Construction experience

Whether new or existing construction – when a house is built the number of items requiring contractors in various specialties is extensive. Some examples: property surveys, utility easements, floor plans, building permits, inspections, plumbing, drainage, roofing, foundation, brick masons, electrical, heating and cooling systems, home automation, entertainment rooms, in-house Wi-Fi, intercom systems, home theaters, surveillance systems, access control systems, pool and spa equipment, automated gate systems, garage door operators, etc.

The ability to speak and to hear are basic tenets of our existence, yet when involved in circumstances which are immensely personal or have significant monetary importance – being able to recall what was said can often be a challenge. This is especially important when buying or selling a home to insure completion of the sale or purchase – without delays or additional costs. Clear communications that result in mutual understanding are essential – supported by timely return of text messages, emails, and phone messages.
